Increase your sales without using sales techniques
I had a buyer say to me the other day, "I appreciate your patience with us. We can tell that you really care about us." A few minuets later she went on to tell me about a sales person in another location had been really pushy and they could tell he was really trying to close them hard. She told me that it seemed like he had memorized a script and that she would never buy from that guy even if it was a better deal. This client reminded me of a simple difference between me and most sales people. I sincerely care for my clients. I love people and I love helping them find exactly what they want. I really don't worry about making the sale. I know that if I am truly trying to help the customer, that I will make many sales. Last year I was the number one sales person for my company and we are one of the nations largest companies. People ask me all the time what is my secret or how do I do it? I just gave you the answer. STOP trying to close people and place more emphasis on helping people find what they are looking for. Take pride in your job. Know your product and your competition so you can let people know why what you're selling is better. I like to focus half of my time in the selling process talking about the client and asking them personal questions. I really puts the buyer at ease, like you're not trying to sell them something. This will make them feel like you're there to inform/help them make an educated decision and they will start to feel like you're not a salesperson. Try this technique the next time you're out with clients and tell me how it worked. With a little practice, I guarantee it will work! Once you have build a good relationship with them, assume the sale! Simply ask them, "Is this the one you want?" When they say yes, complete the sale.

To Increase Sales, Find a Mentor!
Sales is an ever changing landscape. You need to find every possible tool to get to the top and to stay there. Very few of us enjoy the feeling of being #1. So, upon attempting something you've never achieved, the first thing you need to do is find a mentor. Your mentor should be someone whom you can emulate and who will push you to work harder than you ever have before in order to achieve those extra sales each month. My best information has been from those who are lead sales people in their industry, so I would recommend finding someone who is consistently a top performer. If no one immediately comes to mind, feel free to use me as your mentor.
Once you have found a worthy mentor, emulate everything they do. Remember this person isn't perfect, but they have perfected many of the aspects that apply the art of sales. Also remember that you need to have your own style, so somethings they do may not mesh well with some of the things you do and that's okay because you still need your own individuality. Feel free to put your own spin on the things your mentor does because you need to have your own individuality.
You want to find someone who is a great motivator, but also a very knowledgeable sales person. Find someone who is type of trainer who is easy for you to learn from. This person should have several years of experience in sales and they should be a student of sales. I am always looking for ways to better myself, as everyone should, in anything they do. I personally have read nearly a dozen books from different sales and motivational professionals in the last year.
These books have taught me MANY lessons resulting in me becoming a better sales professional. More importantly, the lessons I have learned have helped make me a better person. With any profession, this should always be one of your ultimate goals. Reading has helped improve my overall sharpness and knowledge beyond where I would be today. Not only that, I have also been blessed with acquiring additional knowledge from other sales specialists as well as successful business leaders. This knowledge, in turn, provides me with the ideas I need to improve myself and make more sales.
I once had a teacher who said that the person who can read but chooses not to is dumber than the person who cannot read at all. I’m always looking for ways to grow and improve myself. I want to be the best sales professional to ever walk this planet, but there’s no way I’m getting there alone. I need to read the best literature from the best sales people in order to expand my mind. If you’re not willing to do the same, it’s going to be much harder for you to become a top performer.
All top performers are hard workers! If you want to become #1, you're going to have to out work everyone. In sales, you can't relax for a second! Twice in 2010, I sold fourteen or more homes in a single month. Usually, after a month like that, you’re thinking, to yourself, “I just killed it; I worked my tail off last month; I think I’m going to take it easier this month.” The second you have this thought or another similar thought, the ride is over. Your sales will drop off the next month.
I’ll never forget 2009 when I had a great July and August. My birthday was approaching in September, and I remember thinking that I was going to take it easy, enjoy my birthday and have a fun September. To make a long story short, I sold zero homes that month while the rest of the sales team had a great month due to an amazing promotion. Then, I did it again in 2010. After selling twenty homes in January and February, I wanted to relax a little. In March, I sold only one home. You can NOT afford to turn off your mental switch if you want to be a top performer!
So, a few easy steps to increase your sales and to help you become a top performer are...
1. Become a student of sales by
a. Finding a top performing sales person to be your Mentor
b. By reading books, preferably by someone who is currently a top performer
2. Work harder than everyone else
3. Don't let up! Not for a second. You must stay motivated

How do I increase my sales? How do I make more money?

The greatest thing about sales is that there is no cap on how much you can earn. The more you sell, the more money you'll make and that's GREAT!!! In 2010, I earned significantly more money than in any other year of my life and many people believed 2010 to be the worst economic conditions in 40 years.
So, how did I do it? What are my secrets? Well, it's not just one thing. If you're looking for that one secret, you will not find it. However, I have created my personal formula for sales success. Many believe it to be a magic formula because it has been proven to work.
Someone asked me the other day, what separates me from all the other sales people out there. I told them, "It's not just one thing, it's everything!" Meaning, everything I do makes me who I am and the person that I am is what makes me successful.
Ralph Waldo Emerson once said,
"Who you are is screaming so loudly that I can't hear what you're saying."
Think about that quote for a minute because it's TRUE and POWERFUL. The person you are is going to speak louder than anything you say to someone. So if all you care about is making money, potential customers will smell this and you will turn them off. Our ability as human beings to read people goes far beyond what most of us can comprehend.
Zig Ziglar said,
"You can have everything you want if you help enough other people get what they want."
So I'm going to share one of my top secrets with you today. Stop chasing the mighty dollar and change your focus to sincerely wanting to help people. Once you do this, your sales will start to increase. When you focus on helping people they will feel it and they are far more likely to trust you. If they trust you they are far more likely to buy from you. If they buy from you, you will make more money. And, if you make more money, life will be easier!
I love people. I love selling real estate. If you love people and you love the product you are selling than nothing can stop you from becoming a top performer, besides yourself. Step out of your own way and start making sales today!
